The Ballard Neighbourhood is going through growth and Development which will impact Ballard Place Condominiums.
A Developer is planing a new condominum complex on the corner of Market Street and 15th Avenue NW. This will impact the traffic and parking on 56th Ave NW, the only exit from the Ballard Place Condominums. This impact is a major concern to our owners and residents.

“The Ballard District Council has asked Rhapsody Partners for a brief overview of their project proposed for the Benaroya Properties location at the Council's next meeting on Wednesday, January 9, 7 PM at the Ballard Library - 5614 22 NW. These are public meetings where you and others are encouraged to attend and participate. Typically, the Council chair allows questions and comments from council members and others in attendance. You are very welcome to pose specific questions to the project representative or make a brief statement about your concerns and I would encourage you to make your comment brief (1-2 minutes). I will alert District Council president Steve Cohn that you folks have requested an opportunity to make a brief statement following the proponent’s presentation.

“Traffic & Parking on NW 56th Street
Concerns
1. 334 new residences and 452 parking spaces have been added to the block since the year 2000.
2. With Hjarta in 2008 and Market Street Landing, those numbers will more than double to 674 residences and 989 parking spaces.
3. 6 new commercial units since 2000 will grow to 14.
4. Vehicles exiting both Hjarta and Market Street Landing will likely use NW 56th St. to access 15th Ave. NW further adding to congestion, safety and pedestrian concerns.
5. Project 304076, the former Chinese restaurant site included a traffic study to arrive at a SEPA DNS conclusion. The size of the proposed project for that site is comparable to the Market Street Landing building. A similar traffic and parking analysis is needed for the MSL project as well. The summary of the study included in that analysis is appended here.
6. A drive through for the pharmacy is planned as part of MSL on 56th and impacts from that traffic should be included in the analysis as well.
7. At the time of sale of units for The Ballard and Ballard Place Condominiums, modern transit facilities in the form of a monorail were planned. Since the monorail project was cancelled, no significant additional transit options have been offered by the City of Seattle. Absent viable transportation alternatives, residents continue to rely on automobiles as their primary means of transportation, especially in darker months of the year.
8. With more than twice as many commercial units, truck traffic and loading activity will be much worse. The proposed MSL project to date has rejected any off street loading areas. Market Street to the south is impractical as a loading or staging area because of bus routes and Seattle Fire Dept. needs. Such high truck activity combined with greater traffic is certain to make NW 56th more hazardous to pedestrians and negate the Ballard neighborhood attractiveness for walking.
